Capital raising is underway for the newly established Spyre Development Fund, supporting projects by a leading Australian boutique developer.
Stara and capital raising platform CapitalNet have unveiled a new Corporate Collective Investment Vehicle (CCIV) for developer Spyre Group with a luxury Toowong development as the fund’s first project.
Spyre Development Fund is accepting applications from wholesale and sophisticated investors for Arc Residences, a stunning riverfront apartment project in Brisbane’s sought-after inner west.
The project features 24 oversized residences that offer uninterrupted views of the Brisbane River and CBD. Spyre Group has delivered more than $800 million in premium residential projects across Southeast Queensland, consistently meeting time, budget and quality expectations.
Stara and CapitalNet are seeking to raise $15.05 million to fund the final stage of the Arc development. The offer includes a target distribution of 15% per annum, payable at the end of the 18–26 month investment period*.
The project has already achieved key construction milestones and been substantially de-risked by Spyre prior to this investment round. A selection of premium apartments is still to be released, reflecting strong ongoing confidence in Brisbane’s high-end apartment market.
“This kind of opportunity is exactly what CapitalNet was designed to support,” said Stara Director Patrick Weightman. “That is, matching experienced developers with real momentum with investors looking for well-structured, short-to-medium term opportunities.
“We’re pleased to support Spyre Group with strategic capital that aligns with their long-term success.”
CapitalNet director Adam Baker said the fund represented a rare opportunity to invest in a high-end project from one of Queensland’s most successful luxury apartment developers.
“With construction already underway and risk significantly reduced, the offer presents compelling risk-adjusted returns for qualified investors,” he said.
The Spyre Development Fund is managed by Stara Investment Management, with CapitalNet acting as capital advisor and distribution partner. The offer is issued under the CCIV structure, offering transparency, governance and investor confidence in line with modern fund standards.
